309 Chenault Avenue

Tired of viewing expensive houses full of somebody else’s bad decisions? Then skip the renovation list and start with the dirt! Welcome to 309 Chenault Ave, where there is currently absolutely nothing to remodel, repaint, rip out, or pretend you like. This single family residentially zoned vacant wooded lot on Dauphin Island measures approximately 100' x 135' and comes refreshingly free of luxury vinyl flooring, barn doors, or suspicious DIY electrical work. There are no overused or outdated appliances, no mystery stains, and no kitchen backsplash the previous owner installed after watching YouTube. What you do get is a vacant property on Dauphin Island, and the freedom to figure out the rest yourself. Build when the timing is right. Hold it for later, or add it to your real estate portfolio and occasionally drive by. No house. No renovation list. No previous owner’s questionable Pinterest phase. Just a beautiful vacant lot. Located on the "East End" of the Island, the property is only 1/2 a mile from the Audubon Bird Sanctuary, and less than a mile from Billy Goat Hole (boat launch for those wondering). The East End Beach is roughly another 1/2 mile further east around the south side of Fort Gaines. Before running to your lender to inquire about a loan, or customizing a sign with the property's future name on it, buyers should verify all zoning, setbacks, utilities, flood requirements, building requirements, and permitting. Purchasing a vacant lot does not automatically mean you can build a replica of Graceland, or only use to store your classic Winnebago. Reach out for more information. Come buy some dirt!
